What Features Are Available In Luxury Condos?

When you think of luxury condo finishes, probably the first things that come to mind are hardwood floors and stainless steel kitchen appliances. Those two features are a standard in most luxury condos, but buyers now have a much broader choice of finishes from which to chose when purchasing a pre-construction Chicago condo or even remodeling an existing home. It of course depends upon the real estate developer marketing the condos, but now days anything from imported Italian marble in master baths to catering from personal chefs is possible.

Real hardwood flooring, not engineered, is the hallmark and the choices can range from traditional wide plank oak to Brazilian or teak hardwoods to more eco-friendly bamboo. Most luxury condos have hardwood running in the common living areas and a choice of wall-to-wall carpeting in the bedrooms. Kitchens also come with a variety of choices available, and are often European style. Energy Star rated efficient GE, Wolfe, Sub-Zero or Bosch appliances are usually part of the gourmet kitchen package, along with quartz or granite countertops with 4" backsplash in granite or even glass mosaic tile. Double bowl stainless steel under mount sinks and 42" upper plus 36" lower custom made or Italian wood cabinets in cherry, maple or oak are sometimes offered. Some kitchens even boast a butler’s pantry for storage. An island or breakfast nook is often part of the design, and in some developments a balcony is located directly off the kitchen.

Most luxury condos have at least one balcony or terrace, with many having two. They can offer some stunning views of the lake or city skyline. These can be located off the master bedroom, living room or kitchen as was mentioned. Penthouse units often have the largest balconies available, with some developments offering exclusive landscaped rooftop space to penthouse owners.

Ceiling heights of at least 9′ to 10′ are standard, with many luxury condos designed with ceiling heights up to 20′. Panoramic floor-to-ceiling windows with low-e glass are also standard luxury finishes. Solid wood entry doors with brass knobs, designer track or pendant lighting and crown molding are a few more luxury details.

Baths can be lavish, with a separate shower encased in a glass surround with frameless doors, marble tile and 6′ soaking tubs or Jacuzzi with Moen and Toto fixtures. His and her vanities, recessed medicine cabinets, full length mirrors with theatrical lighting and linen closets with vinyl clad shelving can also be built in.

A fireplace in the living room is another luxury finish, with custom mantle and stone hearth in the buyer’s choice of materials sometimes offered. Electronic perks such as pre-wiring for high speed Internet and phones, digital television and cable, Ipod docking, surround sound and touch pad controls for heating, cooling and security are becoming standard. Computer nooks are also often built into what might have previously been unused hall space. And walk-in closets in the bedrooms plus a laundry room with full size washer and dryer are normally included.

In the planned Chicago Spire, luxury features advertised include personal elevators that will take residents directly to their condo floor. At Trump Tower, personal concierge service is available as well as maid service and catering brought to your suite. Trump also offers residents valet and laundry service along with spa treatments. A few luxury towers even offer personal wine storage or humidors. Aqua at Lakeshore East has a full amenities roster along with an 80,000 square foot outdoor deck for its residents. And secure indoor heated parking, fully equipped fitness centers, business centers, party rooms, movie rooms plus a 24 hour doorman are also expected luxury features.

Unless you purchase a luxury condo that is ready for delivery, remember it will take a bit more time to customize your condo when opting for a pre-construction unit. But once you move in, the wait will be worth it. When it comes to luxury features offered with condos, the sky really can be the limit in some cases. Relocating to Chicago may seem a little overwhelming at first, but all of the options available in terms of housing, entertainment and shopping are actually working in your favor right now. There are some great deals on Chicago condo and home prices with developers offering incentives and reductions. If you educate yourself a little about the city and focus on what neighborhood or location would work best for you, then you can narrow down the housing options.

Chicago is home to Navy Pier and its 150 foot Ferris wheel, Museum Campus, Shedd Aquarium, Adler Planetarium, Field Museum of Natural History and Art Institute of Chicago. The city has an incredible mix of blues, jazz and gospel festivals, dozens of theaters like the Steppenwolf and Goodman, the Second City improv comedy, the Mag Mile and Oak Street shops like Yves Saint Laurent and Macys. The Bulls, Bears, Blackhawks, Cubs and White Sox all play here, and you can find dozens of water related activities on the lakefront as well.

The best strategy is to check with condo developers or a real estate agent to see what is available in the area you are relocating to and go from there. It’s still a buyer’s market, so don’t be afraid to ask about incentives or price reductions. Also, many developers are more willing to rent condos, so don’t rule that out either if you aren’t ready to buy yet.

Central Station is home to 1400 Museum Park, 1600 Museum Park, Museum Park Place and One Museum Park condominiums. Two of these developments, 1400 and 1600 Museum Park are FHA approved, which may appeal to many buyers. Prices on the condos in the Central Station complex can run anywhere from the $200,000s to well over $1 million, so there’s something for practically every budget. The location is prime, being close to the lake and Grant Park.

Bucktown is a Chicago neighborhood that is experiencing some recent growth and might be a good fit for someone who enjoys a bit more quiet but still likes to be a few minutes from a good selection of restaurants and shops. Bucktown Point is located there and offers two to three bedroom condos with luxury finishes priced in the $500,000s.

Vetro on South Wells in the South Loop made headlines early this year with a major condo auction that brought prices down at several other Chicago developments as well. There are still units available there, with prices starting in the low $200,000s. The Lofts At Roosevelt, a 12 acre, 342 unit development also in the South Loop will most likely be converted to a rental project, so this would be an ideal option if you’re not in the position to buy right now.

In the West Loop, R+D659 has recently lowered condo prices on the remaining units. The condos in this 15 story, 237 unit tower had been listed between $340,000s to $670,000s and are now priced from the $230,000s to $470,000s.

If Trump Tower is on your short list of places to live, then you can find many units for sale both from the developer and from investors. The price difference between the two is fairly big though, so you may want to check with a real estate agent before you contact the developer about making a purchase. Condos at Trump are priced anywhere from the $300,000s to several million.

SoNo on Blackhawk Street is also cutting prices right now. The 28 story new construction tower has 200 one to three bedroom condos that run from the $280,000s to $480,000s. Parking is also lowered to $9,000 per space, although it is already included with many units.

Streeter Place in Streeterville is pre-leasing units right now and monthly rents for the 480 studio to three bedroom apartments range from $1,220 to $4,062 with $99 parking for the first year.

Lakeshore East is home to Aqua, where there is a rent-to-buy program that allows you to build up as much as 2.5% of the purchase price of your condo from your monthly rental payments.

The Metropolitan on South Michigan has also lowered prices on its condos, with the one to three bedroom units listed for the $240,000s to $640,000s. Another South Michigan Avenue tower, The Columbian, has units ready for immediate delivery, free parking offered with purchase for a limited time and price reductions of as much as $50,000 to $70,000.

Silver Tower on West Ohio Street is offering $5,000 cash back at closing plus one year of paid assessments if you buy before July 31st of this year. These are one to three bedroom condos that run from the $270,000s to $870,000s. The building is also FHA approved.

Other Chicago real estate developments that have gotten FHA approval include 1720 South Michigan, Emerald, 235 W Van Buren, 740 Fulton, Catalpa Square, Eco18, The Lofts at 1800, Trio, The Mondial and VB1224. That means that if you qualify, then you can lock in a low interest rate and have only a 3.5% down payment.

This is just a sampling of the housing options available in Chicago. Don’t limit yourself to one or two options, but check out enough condos to make an educated decision on where to buy or rent. Be sure to also check out a developer’s reputation and whether or not the building has sold well or could possibly face financial problems in the near future. Don’t be afraid to ask questions. Buying your first home or condo is one of the major milestones in life. Right now, according to data gathered by the National Association of Realtors, first-time home buyers made 50% of all purchases in the first three months of 2009. And those numbers are due to several factors in the housing market coming together at once. Foreclosures and short sales are flooding the market and bringing prices down on many condos and houses. Developers are cutting prices and in some cases turning to auctions to move units that have sat unsold for too long. And the $8,000 tax credit plus attractive FHA financing can make it financially possible for some buyers to make a purchase when they wouldn’t be able to otherwise.

A first-time home buyer, or someone who hasn’t bought a home in the past three years meets the first qualification for the $8,000 Homebuyer Tax Credit. The three year stipulation also affects your husband or wife if you are married, so keep that in mind. The next criteria is that you must have purchased your home on or after January 1, 2009 and no later than December 1, 2009. You can buy a condo or house that is still under construction, but you have to be able to move in before December 1st as well.

You also must use this as your primary residence for three years, so buying to rent it out or as an investment to sell won’t qualify. And if for some reason you do sell before the three years are up, you’ll have to pay back the tax credit. The amount of credit you’ll receive depends upon the purchase price of your home. You’ll get the lower of two numbers; either 10% of the purchase price or the full $8,000.

Income is another deciding factor. For couples, the combined income limit is $150,000. For a single buyer it’s $75,000. Buyers with incomes over those amounts get a reduced tax credit and once you hit $95,000 (single) and $170,000 (married) you are no longer eligible for the credit.

FHA approval of many real estate developments has also opened doors for first-time buyers. As developers face increasing competition from other developers plus foreclosures, short sales, auctions and investors, more high-rise condos are applying for FHA approval. FHA approval of a building makes it possible for first-time buyers to purchase a condo for as low as 3.5% down. Typically a mortgage company or bank will require that a buyer have anywhere from 10% to 20% in savings for a down payment. But with FHA, the 3.5% doesn’t have to come from your own pocket. This money can be a gift, whether it be from your parents, a family member or friend, or even a church. State grants can also be used. The only condition is that whomever gives you the money states in writing that it is indeed a gift and not to be paid back.

Besides the low down payment, FHA insured loans are eligible for a low fixed interest rate on 15 or 30 year mortgages. The extreme end of the scale can be 3.75% to 4% and some are as high as 5.75%. In the application process, the lender will calculate your debt to income ratio. It can’t be more than 29%, meaning that your monthly FHA loan payment can’t be more than 29% of your monthly paychecks. Also, with most non-FHA mortgages you have to provide previous credit references that can usually only be traditional sources. But with FHA loans, good credit history with utility payments or other similar sources is accepted if you haven’t built up any loan history.

If you’re a first-time home buyer and are interested in a certain condo, check with developers to see if they have applied for FHA approval and it’s pending even if it isn’t advertised yet. The process can take some time, so you may want to get on a waiting list if only a limited number of units in the building will be available. A few of the Chicago condo developments that are currently FHA approved are 1400 Museum Park, 1600 Museum Park, 1720 South Michigan, Emerald, 235 West Van Buren, 740 Fulton, Catalpa Square, Eco18, The Lofts at 1800, Silver Tower, Trio, VB1224 and The Mondial.

So with low interest, low down payment FHA loans, the $8,000 tax credit and an overstocked housing market, you could say that this is one of the best times in a long time to be a first-time buyer.

Relocating to Chicago may seem a little overwhelming at first, but all of the options available in terms of housing, entertainment and shopping are actually working in your favor right now. There are some great deals on Chicago condo and home prices with developers offering incentives and reductions. If you educate yourself a little about the city and focus on what neighborhood or location would work best for you, then you can narrow down the housing options. Chicago is home to Navy Pier and its 150 foot Ferris wheel, Museum Campus, Shedd Aquarium, Adler Planetarium, Field Museum of Natural History and Art Institute of Chicago. The city has an incredible mix of blues, jazz and gospel festivals, dozens of theaters like the Steppenwolf and Goodman, the Second City improv comedy, the Mag Mile and Oak Street shops like Yves Saint Laurent and Macys. The Bulls, Bears, Blackhawks, Cubs and White Sox all play here, and you can find dozens of water related activities on the lakefront as well.

The best strategy is to check with condo developers or a real estate agent to see what is available in the area you are relocating to and go from there. It’s still a buyer’s market, so don’t be afraid to ask about incentives or price reductions. Also, many developers are more willing to rent condos, so don’t rule that out either if you aren’t ready to buy yet.

Central Station is home to 1400 Museum Park, 1600 Museum Park, Museum Park Place and One Museum Park condominiums. Two of these developments, 1400 and 1600 Museum Park are FHA approved, which may appeal to many buyers. Prices on the condos in the Central Station complex can run anywhere from the $200,000s to well over $1 million, so there’s something for practically every budget. The location is prime, being close to the lake and Grant Park.

Bucktown is a Chicago neighborhood that is experiencing some recent growth and might be a good fit for someone who enjoys a bit more quiet but still likes to be a few minutes from a good selection of restaurants and shops. Bucktown Point is located there and offers two to three bedroom condos with luxury finishes priced in the $500,000s.

Vetro on South Wells in the South Loop made headlines early this year with a major condo auction that brought prices down at several other Chicago developments as well. There are still units available there, with prices starting in the low $200,000s. The Lofts At Roosevelt, a 12 acre, 342 unit development also in the South Loop will most likely be converted to a rental project, so this would be an ideal option if you’re not in the position to buy right now.

In the West Loop, R+D659 has recently lowered condo prices on the remaining units. The condos in this 15 story, 237 unit tower had been listed between $340,000s to $670,000s and are now priced from the $230,000s to $470,000s.

In River North, you can also either rent or buy at 757 Orleans. This 22 story tower has a selection of 198 condos priced from the $200,000s to $700,000s.

If Trump Tower is on your short list of places to live, then you can find many units for sale both from the developer and from investors. The price difference between the two is fairly big though, so you may want to check with a real estate agent before you contact the developer about making a purchase. Condos at Trump are priced anywhere from the $300,000s to several million.

SoNo on Blackhawk Street is also cutting prices right now. The 28 story new construction tower has 200 one to three bedroom condos that run from the $280,000s to $480,000s. Parking is also lowered to $9,000 per space, although it is already included with many units.

Streeter Place in Streeterville is pre-leasing units right now and monthly rents for the 480 studio to three bedroom apartments range from $1,220 to $4,062 with $99 parking for the first year.

Lakeshore East is home to Aqua, where there is a rent-to-buy program that allows you to build up as much as 2.5% of the purchase price of your condo from your monthly rental payments.

The Metropolitan on South Michigan has also lowered prices on its condos, with the one to three bedroom units listed for the $240,000s to $640,000s. Another South Michigan Avenue tower, The Columbian, has units ready for immediate delivery, free parking offered with purchase for a limited time and price reductions of as much as $50,000 to $70,000.

Silver Tower on West Ohio Street is offering $5,000 cash back at closing plus one year of paid assessments if you buy before July 31st of this year. These are one to three bedroom condos that run from the $270,000s to $870,000s. The building is also FHA approved.

Other Chicago real estate developments that have gotten FHA approval include 1720 South Michigan, Emerald, 235 W Van Buren, 740 Fulton, Catalpa Square, Eco18, The Lofts at 1800, Trio, The Mondial and VB1224. That means that if you qualify, then you can lock in a low interest rate and have only a 3.5% down payment.

This is just a sampling of the housing options available in Chicago. Don’t limit yourself to one or two options, but check out enough condos to make an educated decision on where to buy or rent. Be sure to also check out a developer’s reputation and whether or not the building has sold well or could possibly face financial problems in the near future.

Buying your first home or condo is one of the major milestones in life. Right now, according to data gathered by the National Association of Realtors, first-time home buyers made 50% of all purchases in the first three months of 2009. And those numbers are due to several factors in the housing market coming together at once.

Foreclosures and short sales are flooding the market and bringing prices down on many condos and houses. Developers are cutting prices and in some cases turning to auctions to move units that have sat unsold for too long. And the $8,000 tax credit plus attractive FHA financing can make it financially possible for some buyers to make a purchase when they wouldn’t be able to otherwise. A first-time home buyer, or someone who hasn’t bought a home in the past three years meets the first qualification for the $8,000 Homebuyer Tax Credit. The three year stipulation also affects your husband or wife if you are married, so keep that in mind.

The next criteria is that you must have purchased your home on or after January 1, 2009 and no later than December 1, 2009. You can buy a condo or house that is still under construction, but you have to be able to move in before December 1st as well.

You also must use this as your primary residence for three years, so buying to rent it out or as an investment to sell won’t qualify. And if for some reason you do sell before the three years are up, you’ll have to pay back the tax credit.

The amount of credit you’ll receive depends upon the purchase price of your home. You’ll get the lower of two numbers; either 10% of the purchase price or the full $8,000.

Income is another deciding factor. For couples, the combined income limit is $150,000. For a single buyer it’s $75,000. Buyers with incomes over those amounts get a reduced tax credit and once you hit $95,000 (single) and $170,000 (married) you are no longer eligible for the credit.

FHA approval of many real estate developments has also opened doors for first-time buyers. As developers face increasing competition from other developers plus foreclosures, short sales, auctions and investors, more high-rise condos are applying for FHA approval. Certain conditions must be met, such as at least 51% of the units being owner-occupied.

FHA approval of a building makes it possible for first-time buyers to purchase a condo for as low as 3.5% down. Typically a mortgage company or bank will require that a buyer have anywhere from 10% to 20% in savings for a down payment. But with FHA, the 3.5% doesn’t have to come from your own pocket.

This money can be a gift, whether it be from your parents, a family member or friend, or even a church. State grants can also be used. The only condition is that whomever gives you the money states in writing that it is indeed a gift and not to be paid back.

Besides the low down payment, FHA insured loans are eligible for a low fixed interest rate on 15 or 30 year mortgages. The extreme end of the scale can be 3.75% to 4% and some are as high as 5.75%. In the application process, the lender will calculate your debt to income ratio.

It can’t be more than 29%, meaning that your monthly FHA loan payment can’t be more than 29% of your monthly paychecks. Also, with most non-FHA mortgages you have to provide previous credit references that can usually only be traditional sources. But with FHA loans, good credit history with utility payments or other similar sources is accepted if you haven’t built up any loan history.

If you’re a first-time home buyer and are interested in a certain condo, check with developers to see if they have applied for FHA approval and it’s pending even if it isn’t advertised yet. The process can take some time, so you may want to get on a waiting list if only a limited number of units in the building will be available.
